Kraków discussed challenges of the housing market for the ninth time

On Friday, April 19, another conference in the series "New Challenges of the Housing Market," organized by the Home Builders Association, took place at the NBP headquarters at 20 Basztowa Street. For the ninth time, it provided an opportunity to exchange thoughts and views on the broader real estate market. As every year, it was attended by the most prominent experts, analysts, scientists, architects and representatives of the development community. Architektura&Biznes was a media partner of the event.

housing market in numbers

This year's conference opened with an introductory lecture by Dr. Waldemar Rogowski, professor at SGH and Chief Analyst of the Credit Information Bureau, centered around an analysis of the current economic situation and its impact on the housing market. Professor Rogowski's lecture was followed by a panel led by Radio Krakow editor Jacek Bańko, "The housing market in numbers." Current market data and forecasts for the near future were provided. Panelists Marcin Krasoń, Dr. Jacek Jurga, Mariusz Bryksy, Prof. Waldemar Rogowski, Kazimierz Kirejczyk, Dr. Krzysztof Olszewski also discussed the housing stock and the situation of borrowers.

Do urban movements help the citizens of Krakow?

The second panel, chaired by Jacek Bańko, dealt with the issue of urban movements. The opening presentation was given by Piotr Krochmal of the Institute for Real Estate Market Monitor Analysis. Panelists Piotr Lewicki, Andrzej Guła, Łukasz Maślona, Jakub Kucharczuk and Jarosław Knap discussed the problem of clean air in Krakow and considered forms of cooperation with residents. It was emphasized that urban activism is extremely important due to the fact that grassroots initiatives often influence subsequent actions on the part of the city authorities.

The final panel was moderated by A&B editor-in-chief Małgorzata Tomczak, with an introductory presentation by Robert Konieczny of KWK Promes. He focused on the controversy surrounding the shed, located in front of the Bunkier Sztuki building in Krakow, which was erected contrary to all standards that should apply in the sensitive area of the Old Town. The Provincial Monument Conservator - Katarzyna Urbańska stressed that an audit is needed in this case. The second part of the presentation dealt with Robert Konieczny's cooperation with the city and the monument conservator in the creation of the Plato contemporary art gallery in Ostrava.

After the presentation, the panelists addressed the topic of conducting conservation policy in the city. Katarzyna Urbanska pointed out that there is a need for a change in the conservation dotrin of Krakow, which should become a modern city. Chief Architect of Gdansk - Prof. Piotr Lorens talked about his work in the context of the challenges of spatial chaos in the city and the attempt to organize it. He stressed the importance of dialogue and negotiation with architects and investors. Magdalena Buczyńska-Zapała - president of the Cracow board of SARP - believes that SARP should be actively involved in conducting spatial policy, and she sees such a role for SARP in the new term of the Cracow branch of the Association.Piotr Legerski of SBDiM, referring to the Pact for Space, stressed the importance of coordinating the activities of all city stakeholders - officials from the architecture and urban planning office, the historic preservation officer, architects and investors. This is because the most important thing is to create a coherent and clearly defined spatial policy, in which every actor is important and subject to the same rules. Thanks to such actions, it is possible to "unmake" Krakow.

This year's New Challenges of the Housing Market conference coincided with a change of power at the government and local government levels, which is related to a change in legislation, a new law on spatial planning, which requires the creation of master plans in Polish cities, and opportunities for new solutions in housing policy. The hopes and challenges facing the housing market are undoubtedly an important topic, and through such meetings there is a chance to improve cooperation between public and private entities.
