Aleksandra Cassino - multifamily development in Warsaw

The concept for a housing estate at 81 Solec Street in Warsaw's Powiśle district, was completed by Aleksandra Cassino as part of the Design course taught by Wojciech Kotecki and Mariusz Wronowski of BBGK Architekci studio, under the direction of Jerzy Grochulski at the Faculty of Architecture, Warsaw University of Technology.

The assignment, aimed at fifth-semester students, had a workshop character and was divided into three stages: analysis of existing wooden buildings, study and development of urban planning assumptions, and architectural design. Alexandra Cassino's concept is to create a single building combining the function of a multifamily building with commercial space.
The estate is an example of prefabricated timber construction using CLT glulam technology.

The heart of the building is a large, four-story atrium, the space of which is filled with an eco-market and a fully glazed bicycle storage room. In addition, on the first floor, facing the street and the Poniatowski Bridge, there are two service units and a two-story high, spacious entrance hall.

Each apartment in the building is a separate prefabricated unit made of CLT or a structure involving the combination of several prefabricated modules, set on a regular grid. Their position in relation to each other creates an irregular plane with elevations advanced and retracted into the block.

This procedure made it possible to create shaded loggias and bring sunlight to the rooms inside the wooden units. By using prefabricated structures, the construction time of the development will be significantly reduced, which will directly affect the price of apartments.
