The resort district of Zawodzie in Ustroń is home to Beskid Park , an intimate apartment complex designed by Archas Design studio. The project refers to mountain buildings, but in a restrained and contemporary way. It is to meet the expectations of people looking for a "second home" in the Silesian Beskid and a place for active recreation.

Ustroń is one of those places where traditional foothill buildings meet more expressive spa architecture, including the characteristic modernist "pyramids" that have become one of the city's recognizable symbols. The town, located at the foot of Równica and Czantoria, also has a special duality. On the one hand, it remains a resort - a place of sanatoriums, therapeutic waters and a peaceful rhythm of the day. On the other, it is a popular tourist destination, with numerous trails, bicycle routes and ski slopes attracting crowds of outdoor enthusiasts.
Into this local specificity, the Archas Design studio has incorporated two independent apartment buildings with 52 units. The project is located in the Zawodzie district, where spa buildings dominate and where the famous "pyramids" mentioned earlier stood.

The Beskid Park project does not try to compete with its surroundings or surprise with extravagance. Rather, its strength lies in its attentiveness: its proportions, choice of materials and integration into the landscape. The architecture of the buildings refers to recognizable elements of mountain architecture, but does so in a restrained and contemporary manner. There are gabled roofs, simple masses, a clear rhythm of windows and natural materials, but no literal regionalization or decorative excess.
The basis of the composition is the juxtaposition of light facade planes with wood, glass and graphite details. The white organizes the solids and gives them lightness, while the wood warms the whole and builds a connection with nature. A characteristic motif is wood cladding run vertically or diagonally, which gives the facades an individual expression. A key element of the design, however, is the relationship of the interiors to the landscape. Large glazing and spacious balconies and terraces make the most of the project's location in the scenery of the Silesian Beskid, acting as private vantage points.

Beskid Park also benefits from Ustroń's second identity, which is the town's tourist attractiveness. There are trails to Równica, Czantoria, Lipowski Groń, Poniwiec or Stokłosica Glade. The town and neighboring Vistula also attract lovers of mountain biking, gravel and sports competitions. Popular singletrack, the Vistula Bicycle Route and numerous cycling events build the image of a resort that is alive not only during the holiday season. In winter, one of the main attractions is the Czantoria area with its trails for skiers and snowboarders.
Archas Design is responding to these needs with a functional program. A bicycle room, ski room and rest area are planned for the apartment buildings. The bicycle room is to act as a private pit stop - a place where equipment can be safely stored and prepared before hitting the slopes. In winter, a ski room will be available to residents, allowing them to start their day on the slopes without organizational hassles. The lounge area, on the other hand, has been conceived as an intimate place of daily tranquility - for morning coffee, a book or a moment of relaxation.

The project, which is being developed by the local company Beskid One, is intended to be a proposal for people who want to enjoy their own apartment in the mountains, but also for those who treat the apartment as a capital investment. The operating model assumes the possibility of renting out the premises during the owner's absence, which places Beskid Park in the now popular second home segment - properties combining private leisure with investment potential.
Communication accessibility is to be an important advantage for buyers. The investor emphasizes that Ustroń is the closest mountain resort to Warsaw, and thanks to the S8 route and the A1 highway, it takes about four hours to travel from the capital to Beskid Park.
