At the beginning of this year, legislation on so-called " formless houses" came into force, an important part of the government's Polish Deal project. Under the new law, investors were given the opportunity to build single-family houses of up to 70 m² without the need to obtain a building permit, have a manager and keep a construction book - only on the basis of a mere notification. One of the questions arising on this occasion from investors is what is the best to cover the roof of a building of this size with.

There are quite a few issues worth considering before deciding on the type of roofing on this type of building. Experts of Regamet, a Polish manufacturer of sheet metal roofing, suggest what to pay attention to.

A 70-square-meter house means that the roof covering it has an average area of about 100 square meters. In the opinion of roofers, this is enough for an investor to decide to install any type of roofing on the rafter framing without much difficulty. However, those made of sheet metal are characterized by a number of advantages that make them the best solution in this case.

Economic considerations

Investors deciding to build a house of up to 70 m² also do so for economic reasons. In this case, sheet metal roofing is perfectly in line with investors' assumptions.

What is the reason for the profitability of such a choice? The average cost of a good quality sheet metal roofing is much lower than that of a traditional tile, in addition - both labor and trusses are much more affordable in this case. This is due to the fact that the installation of sheet metal roofing can be handled much faster and more efficiently by roofing teams, while the roof truss, which is designed to carry a much smaller weight of sheet metal, can have smaller cross sections. Its cost is thus much more favorable," the Regamet representative concludes.

Importantly, the economy of such a solution in no way interferes with its very quality. Regardless of whether we are talking about tile or roof panels, the average weight of a square meter of such roofing is about 4 kilograms. So it is certainly a safer solution than traditional ceramic or concrete tiles, which weigh 40-45 kilograms per square meter, weighing down the truss, the specialist concludes.

Faced with the decision of whether to install a traditional tile with a total weight of about four tons on the roof of a building made without a permit, a manager and a construction log, or about four hundred kilograms of sheet metal roofing, to some investors the choice of lightweight roofing will certainly seem simply more safe and secure.

Finally, it is also worth briefly discussing the aesthetic considerations of sheet metal roofing. The fact that an investor can build a house in less time, at a lower cost and without numerous formalities does not necessarily mean that he has to compromise on this aspect as well.
