Investments from the developer - trends 2026

09 of January '26

An apartment today is more than just four walls - what matters is the comfort of life, access to greenery, urban coherence and thoughtful infrastructure. Archicom in Krakow focuses on modern micro-districts and intimate estates that combine living, work and recreation in one place, redefining the urban fabric. TDJ Estate in Katowice designs estates as social structures, where architecture, greenery and common spaces support residents' daily relationships and create places that are friendly to families, neighborhoods and the local community. Domesta in Gdansk, on the other hand, proves that interior design - treated as infrastructure rather than decoration - can become the lasting foundation of a well-designed apartment development. Dekpol Developer on Sobieszewska Island transfers the philosophy of living in harmony with nature to residential projects, showing that contact with greenery and tranquility become a new dimension of luxury in architecture.

We encourage you to read the brief descriptions below and discover the latest directions in the design of modern estates and apartments. You'll read about solutions that promote functionality, everyday comfort and integration of space with the environment - from intimate buildings to multifunctional micro-districts. Each development shows that modern housing is a combination of thoughtful architecture, greenery, infrastructure and quality of life for residents, as well as a long-term impact on the development of the city and its communities.

ARCHICOM - a city on the scale of everyday life

Archicom 's investments in Krakow are perfectly in line with the trend of creating diverse urban structures that respond to the different needs of residents. From the WITA micro-district in the very center of the city, through multi-functional projects combining residential and investment functions, to intimate estates in green districts - the developer consistently pursues the vision of a "15-minute" city. Key here are not only the apartments themselves, but also infrastructure, access to services, greenery, environmentally friendly solutions and flexibility of use. Archicom shows that a modern residential development can be at the same time a place to live, work and relax, as well as a secure investment tool.

TDJ Estate - the estate as a structure of relationships

TDJ Estate designs estates not as a collection of buildings, but as structures that support the social life and activity of residents. The Hierowskiego estate in Katowice shows how urban planning, scale and quality of common spaces can co-create long-term living comfort. The break with repetitive quarter layouts provides space for the creation of micro courtyards, plazas and passageways ranging from open to semi-private. The estate's main drag connects public and semi-public spaces, including the Central Square with a stage, gazebo, ice rink and space for seasonal activities, fostering daily integration of residents. The designers take care of natural lighting for the apartments, quiet zones and appropriate building alignment, creating comfortable common and private spaces without the need for fences. Central staircases and vertical openings in the ceilings bring in daylight. Art zones in each building add individual character and enhance the sense of community.

Domesta - Remedium in Gdansk: design as a lasting structure

Remedium in Gdańsk's Aniołki is an intimate development, where architecture and interiors form a single, coherent whole. Domesta focused on designing the space like infrastructure - durable, legible and resistant to everyday use. Simple massing, consistent geometry and a limited palette of materials build a calm, timeless character of the building. The apartments are designed to a single standard, with flexible use and long-term investment value in mind. The 65 apartments are designed to a single standard, with flexible use and long-term validity in mind. The neutral material base, durable finishes and thoughtful layouts show that conscious design can be a viable investment and use value.DOMESTA

Dekpol Developer - silence as a new luxury

Dekpol D eweloper brings the Japanese idea of shinrin-yoku to Polish soil, creating an estate that allows residents to immerse themselves in nature without sacrificing comfort. MSK Architects' buildings were erected among pines, birches and maples, with low, intimate blocks referring to the natural rhythm of the landscape. Large glazings frame the views, while loggias and canopies highlight the changing light and shadow. Tranquility, simplicity and natural materials create an atmosphere of relaxation and harmony. A bonsai in the entrance area symbolizes balance and longevity. The Pino Resort offers activity zones, a chillout area, a playground, a playground and a neighborhood kitchen, fostering gatherings and relationships. Energy comes from photovoltaic panels, and rainwater supports automatic green watering.
