From the series "Investments from the developer - trends 2026"
The capital of Malopolska has for decades built its identity around its historic buildings. Today, however, the city is experiencing a new breath of urbanism. Krakow's transformation is gaining momentum, and one of the main architects of this process is Archicom, a nationwide developer that is part of the Echo Group. Its investments in the city prove that housing is more than just four walls. It's also about outdoor space, functionality and quality of life.

In 2025, the company has intensified its activities in the capital of Malopolska, presenting ambitious new projects, as well as developing investments that have been in the making for some time. All under the concept of shaping the urban fabric anew. Regardless of the location.
From our ideas for Krakow investments are born real spaces of good living. By this I mean a diverse offer including, for example, intimate estates, multifunctional complexes, as well as modern micro-districts. We focus on well-thought-out infrastructure, tailor-made apartments and apartments, and green corners giving respite after the hardships of daily work. Thanks to this, we create not only a unique urbanity, but also have the opportunity to breathe a new spirit into the fragments of the city, combining housing, work, services and recreation," emphasizes Piotr Ludwinski, Sales Director at Archicom .

WITA - Cracow's first new generation micro-district
The destinations project is the result of cooperation between two leaders of the Polish developer market forming the Echo Group. Beginning in 2024, Archicom and Echo Investment are developing a unique project at Wita Stwosza Street, in the Old Town district, which is being built on the site of the former supply warehouses of the Fortress of Krakow. It will eventually feature five four-story buildings. The concept of WITA is to create a unique place where people will live, work and spend time thanks to, among other things, a wide range of services. The compositional axis at the heart of the complex will be a pedestrian avenue topped by a square and surrounded by restaurants, cafes and retail establishments. All within walking distance of the Main Square.
A total of 26,700 sqm of office space will be created at WITA in two buildings being developed by Echo Investment. Archicom, in turn, is responsible for the residential part, i.e. two intimate multi-family buildings in the second line of development. A total of 176 comfortable apartments of high standard were built in them. Each of them has a large balcony, garden or terrace, which can be landscaped with greenery. Residents have been provided with numerous amenities ranging from: a bicycle room, storage cells to a smart home management system. Almost all of the apartments found buyers even before construction was completed, and the residential buildings received occupancy permits in October this year. The 3-acre development will be fully ready in 2026.
Bociana 5 - for those looking for an apartment close to nature....
...but with access to urban infrastructure. The proposal in the Prądnik Biały district is two buildings with 280 apartments of varying sizes - from compact studios to spacious four-room spaces. The investment will impress with its minimalist architecture and excellent accessibility to the city center. Archicom is creating a one-stage project in the north of Małopolska's capital, ideal for, for example, young families, people tying their professional careers to Krak's City and investors. The project at 5 Bociana Street will guarantee, among other things, more than 340 underground parking spaces, 140 bicycle racks, storage rooms, a charger for electric cars, as well as a photovoltaic system to reduce energy bills in common areas. The project's advantage is its location - close to stores, services, health care facilities, schools, kindergartens and, among others, Imbramowski Square and Białoprądnicki Manor House with its rich cultural offer. The investment's location also guarantees quick streetcar access to the center of Krakow. The first keys to the apartments will go to the owners in the second half of 2027.

29L - an investment that will offer the possibility of an attractive passive income and...gain time
A top location adjacent to one of the city's key thoroughfares - 29 Listopada Avenue - and a complex that harmoniously combines two worlds: practical investment units and apartments designed on the top floors. The national developer is building a multifunctional space in the north of Cracow, where you will be able to live, rest and work in a modern way. A coherent and dynamic whole from under the 29L sign will be created by comfortable apartments and attractive commercial premises and rental space. All this in a project built in a location that ensures experiencing Krakow on many levels and within a 15-minute walk, bike or scooter ride.
Archicom will create one prestigious address, but one that offers a variety of possibilities. From traditional living to investment apartments that are a de facto financial instrument for safe investment of capital and its multiplication. Krakow investment apartments from Archicom will give, for example, the possibility to deduct 23% VAT or amortize costs as part of business activities. In addition, spaces of this type can be easily adapted to various functions such as office, study, law firm, language school. And all in cooperation with a rental operator, who will comprehensively take care of guest services, cleaning, maintenance and reservations.
Zakątek Telimeny czyli kameralnie w dzielnicy Bieżanów
Farther from the heart of the agglomeration, but in the immediate vicinity of numerous green and recreational areas, a building with more than 70 apartments in arrangements ranging from one to four rooms is under construction. An ideal offer for those looking for a quiet place to live in a green and well-connected part of Cracow. Future residents will benefit from 90 parking spaces on site - almost all of them located in the underground garage - storage units and common areas with a bicycle and cart room. Six retail and service units are planned on the first floor.

Dąbrowskiego Street - an invitation to an alternative center of Krakow
In the revitalized Old Podgórze, Archicom is building a project combining modern development with the historic character of its neighborhood. From here it is to be close to everywhere - to entertainment, recreation, leisure and urban life. The project is planned just a few minutes' walk or bike ride from nearby parks, cultural and entertainment institutions, as well as the Bernatek Footbridge - connecting Old Podgórze with Kazimierz. Bohaterów Getta Square is also very close, with a local transportation hub from which you can get to any part of the city. The nationwide developer has announced the construction of two buildings and nearly 80 comfortable apartments.
LEA Spot - Archicom's latest proposal.
The developer is constantly developing its Krakow offer, the most recent example of which is a project in the Bronowice district. The former Solidex office building will be replaced by a modern, 9-story building with investment units, designed for students, tourists and business travelers. Archicom will put 249 investment units in it, with an average size of about 38 sqm, as well as 5 retail and service spaces located on the first floor. Among other things, the LEA Spot is designed with above-ground and underground parking facilities capable of accommodating more than 160 vehicles - including 3 electric car charging stations. The development will be built on a street commemorating the city's prominent mayor: Juliusz Leo.
Each new development is an opportunity for Krakow to create even better space - modern, functional and resident-friendly. The current proposals from Archicom's offer will certainly redefine comfort, lifestyle and skillfully combine Krakow tradition with modernity. All this so that the capital of Malopolska delights not only with its history, but also with the energy of modern districts that are vibrant at any time of the year.
