Parking lot hot spots - can you reduce the frequency of their repair?

30 of August '22

Underground garages and multi-level parking lots belong to the group of facilities, exposed to heavy mechanical and chemical loads, while being the first point of contact and a showcase for enterprises, shopping centers, or administration buildings. Is there a way to eliminate the hotspots of these facilities in order to reduce the frequency of their repairs and thus reduce the period of time they are out of service?

Buildings of this type are doomed to heavy mechanical loads from use, as well as chemical loads, which are affected by UV radiation, the impact of rain and snowmelt, road salt, fuels and oils that adhere to their surfaces. This results in damage to the most sensitive areas, which include ramps, spiral ramps, expansion joints, and details. Penetrating moisture, debris and detaching concrete can damage the building substance and threaten the safety of drivers and pedestrians.

In any case, renovation involves inconvenience for both facility administrators and users. Therefore, it is essential that the work proceeds quickly and efficiently, preferably regardless of the prevailing weather conditions, avoiding unnecessary downtime in the operation of the facility. At the same time, the solutions used must demonstrate durable protection against moisture, dirt anda durable wear layer, so that the time between maintenance operations is as long as possible.

Multilevel parking lots are complex and highly demanding structures. Triflex offers optimal and long-lasting solutions for all possible challenges: new construction and renovation; upper and middle levels of multi-story parking lots and underground garages; sealing ramps, spiral ramps, access roads, expansion joints, cracks and difficult details. Triflex systems are characterized by high mechanical resistance, meeting the high requirements associated with particularly intensively used surfaces.

Complex construction of multi-level parking lots

Each level of a parking lot is exposed to different factors characteristic of it, and therefore requires a different solution.

For the upper levels of parking lots, due to their exposed location, the greatest risks are temperature fluctuations, direct sunlight, as well as the effects of road salt, fuels and oils. For this level, a sealing system with high mechanical strength, resistant to UV radiation, weather effects and chemicals should be used to ensure long-term protection of the pavement - even on heavily used structural elements, such as ramps. Triflex ProPark is a sealing system dedicated to the upper levels of parking lots characterized by full-surface adhesion to prevent waterlogging, high wear resistance (tested for more than 8 million passes), and enhanced dynamic crack protection properties - class 4.2 (-20°C).

The middle levels of multi-story parking lots must show resistance to chemicals and have protection against contamination from their fuel and oils. A key element is integrated detail sealing systems at edges, joints and curbs. So use a system that is designed for surfaces with particularly high mechanical loads and is easy to clean. Triflex ProDeck (OS 11b) is a system dedicated to the middle levels of multi-story garages. Its properties allow for rapid curing and short service intervals (possible passability after about 3h). In addition, it has a low surface weight of less than 10 kg/m², as well as strong anti-slip properties.
