A prefab housing development will be built in Torun

27 of April '20

The first investment under the government's housing program (Mieszkanie Plus) carried out using prefabrication technology will soon become a fact. In Torun, on Okólna Street, a housing estate will be built according to a design by architects from the Warsaw studio S.A.M.I. The construction agreement was concluded by MDR Torun and Pekabex BET.

PFR Nieruchomości's mission is to provide the market with affordable housing for rent. The use of modern construction technologies can facilitate this ambitious task. I am convinced that prefabrication in its modern forms can provide many benefits. It is estimated that, depending on the method adopted for assembling the prefabricated elements, the development time can be reduced by 20 to 40 percent, and the prefabricated modules make it possible to increase the usable area of apartments by 3 to 5 percent. Thanks to the fact that the elements are manufactured in production halls, it is possible to constantly control quality unattainable during traditional construction. Torun is the first project we intend to implement using this technology, but we plan to make many more such investments in the future," notes Wojciech Caruk, CEO of PFR Nieruchomości S.A.

The project includes eight four-story prefabricated buildings located in the vicinity of existing residential buildings and a walking and bikingpath along Andersa Street. Recreation areas and a playground are planned for the estate, and within a radius of five hundred meters there are bus stops, stores, a kindergarten, a school, a cultural center and a medical clinic.

The buildings will house 320 apartments. The project has planned the largest number of two-room apartments, which account for more than half of all housing units (208 apartments), one in four apartments will have three rooms (88), and eight percent will be studios (24 units). Sixteen of the two- and three-bedroom apartments will be adapted to the needs of the disabled. What's more, tenants will have 384 parking spaces at their disposal.

As the largest company in the construction industry with Polish capital, building with prefabrication technology, we have waited a long time to realize a project of such great social importance as a housing estate in Toruń. We believe that this is the beginning of a long and fruitful cooperation with PFR Real Estate and the City of Toruń. We have been building apartments in Scandinavia for many years, and we are glad that our partners were the first in the Polish market to believe in proven, modern construction technologies. We would like to create a modern housing construction system together with PFR Nieruchomości," says Tomasz Seremet, board member, Pekabex Group. - Our apartments are environmentally friendly and distinguished by their high quality. They are being built much faster than settlements built using traditional methods, which is important for future residents. I hope that the new estate will be for them the fulfillment of their dreams of a beautiful, happy family home in a green environment.

In Toruń we have a well-developed housing market. We have an operating TBS, developers are eager to build here, but the market for rental housing, is limited to renting from private individuals. We lack housing for rent in institutional form, so the offer of the PFR Nieruchomości company will perfectly fill this gap for us. The idea of such apartments will make it possible to start a rental system for individuals and families for whom it is not easy - they will gain stability and the certainty that they will not lose a roof over their heads overnight. I'm glad that the designers have preserved the architectural qualities characteristic of Toruń, and I'm convinced that anyone who looks at this investment will see our city in its purest form," said Mayor of Toruń Michał Zaleski.
