The New Exchange in Wroclaw has a new owner. What will be created in the historic building?

A tender for the sale of the 19th-century New Exchange building located at 15 Krupnicza Street in Wroclaw was resolved in early July this year. The building was put up for auction by the Military Property Agency, the asking price was sixteen million zlotys.

Located in the very center of the city, next to the city moat and green promenade, opposite the National Forum of Music building (design: Kuryłowicz & Associates), the building was completed in 1867. The trapezoidal-plan edifice was built according to the design by Karl Lüdecke, which was selected in a competition - the architect proposed two versions at the time - one in the English Neo-Gothic style and the other in the Neo-Renaissance style. Eventually, the two styles were combined in the building, thus creating a unique, richly decorated building. The most representative stock exchange hall was rebuilt in 1928 according to a modernist design by one of the WUW's co-organizers, architect Heinrich Lauterbach. Until 1945, the building belonged to the Chamber of Industry and Commerce. After World War II, it became the headquarters of the Wroclaw "Gwardia" sports club, and its interiors were rebuilt and adapted to sports functions in 1952. In the 1970s, the building was entered in the register of monuments.

new owner

The new owner of the building (5,000sq. m. of floor space) and the surrounding plot of land (over 2,200sq. m.) is the Warsaw-based Van Pur, a brewing company bringing together six breweries, which was the only one to bid.

We are very pleased with the successful auction, because we wanted the New Exchange building - as one of the most valuable in the Agency's inventory, but also unique in the country - to find an owner as soon as possible who will restore it to its former glory. We hope that the investor will renovate the edifice in accordance with the conservator's guidelines and thus create there another unusual place on the map of Wroclaw," says Agnieszka Bolesta, president of AMW.

Although the amount auctioned for the entire establishment was PLN 16 million 160 thousand, due to the entry of the building in the register of historical monuments, a discount of five percent was applied to the price of the property itself. The Polish brewing company will therefore ultimately pay more than PLN 15.7 million. The profit from the sale of the New Exchange, the agency announced, will be transferred to the Public Security Modernization Fund, which funds the needs of uniformed services subordinate to and supervised by the Ministry of Internal Affairs and Administration.

new opportunities

What will be built in the New Exchange will be decided by the new investor already selected in a tender. Planning provisions allow for cultural and entertainment purposes and tourist services. As part of complementary functions, the plan also gives the possibility to run a restaurant there, for example, to adapt part of the building for apartments, to provide hotel services, and from the second floor upwards - also recreation and sports services," explains Radosław Rozpędowski, director of the Regional Branch of the Military Property Agency in Wrocław.

How will the Van Pur company develop this unique building? We still have to wait a bit for an answer, but it is a place with undoubted potential and an excellent location, properly cared for and developed it has a chance to become an attractive point on the city map.
