Towarowa 22 launched with more design changes

The first phase of Warsaw's Towarowa 22 project is coming out from under the ground. Office House, the first building of this multifunctional complex, offers not only office spaces, but also service areas and green spaces. The updated visuals show changes to other parts of the project as well. The investors have also unveiled a preliminary work schedule.

Office House is growing on a 6.5-acre plot between Towarowa, Pańska and Miedziana streets, filling an empty quarter in downtown Warsaw after the demolished Jupiter shopping center occupied by the Dom Słowa Polski buildings. It is planned to include apartments for rent and sale, offices, retail and service units and extensive green areas.

The Towarowa 22 project in Warsaw hides a huge potential for the development of Wola. In order for the opportunity to be used profitably for residents as well, the city hall must effectively participate in the investment process, avoiding past mistakes. The success of the project will be determined not only by the quality of the architectural design ({tag:Studio}) and the investor's approach, but also by city policy. The lack of a Local Land Use Plan makes it difficult for officials to act. Green space, which in the new complex can serve a central function, meeting the needs of the residents of Wola - a district with some of the longest distances of access to green areas in all of Warsaw - is also an important element. Protection from gentrification and effective use of legal tools, such as Article 16 of the Public Roads Act, can ensure a balance between different social groups, a key element in building a truly diverse and inclusive place to live.

With the construction of the first building of the complex going beyond the underground section, the investors have presented new visualizations. First of all, they concretize the concept of the Office House building, but also signal changes relating to other parts of Towarowa 22. However, changes can also be seen in the area of public spaces - the streets inside the quarter have been redesigned and resemble standard road solutions more than the announced model "green" streets. The elevations of the skyscrapers are also undergoing constant change - in the latest version they are less differentiated.

The first floor of the Office House building will be used for retail, services, catering, as well as a conservatory with landscaping and resting areas. Flexible work spaces with green loggias will appear on subsequent floors. The original character of the building is to be emphasized by a pavilion with an openwork structure.

Rafał Mazurczak, a member of Echo Investment's management board, emphasizes that Office House responds to the needs of employees, allowing them to be fully efficient both in the hybrid model and when returning to stationary work. In addition, the technologies used place Office House among the most modern buildings in Poland in terms of pro-environmental solutions, especially in terms of reducing the carbon footprint.

The building will be powered by 100% renewable energy, including photovoltaic panels. Its three-layer glass façade will maintain the optimal temperature inside, reducing energy consumption for cooling or heating. DALI-controlled LED lighting and air purification technology modeled on natural processes will further minimize electricity consumption and take care of indoor air quality.

Maciej Rydz, a partner at JEMS Architekci, describes Office House as part of a modern, pro-social and intelligent neighborhood, where daily life, work and leisure coexist harmoniously. The project respects both the history and the context of the location, while fitting into the trend of inclusive city planning, tailored to the needs of different professional groups, ages and interests.

By mid-2025, a section of the Polish Word Park located on the side of Miedziana Streetwill also be ready, and by the end of the same year the first residential building, developed by Archicom, a company of the Echo Investment Group, will be put into use. A year later, the rest of the green space with the restored pavilion of the Polish Word House will be made available. The entire quarter, including the skyscrapers, is expected to be completed by the end of 2028.
