Another developer enters the rental market

Institutional leasing is growing more and more rapidly in Poland - low tax burdens and low requirements for the standard of premises have caused this type of investment to accelerate in recent years. The block designed by studios BBGK and SAAW in Warsaw's Goclawek will be Antczak Group's first approach to this market segment.

The ten-story building will be built on the edge of the Nowa Grochowska development - a recently completed investment by Atal, also designed by Warsaw-based studio BBGK Architekci. Situated between a bus depot, a hypermarket, an extensive road interchange and single-family housing, the blocks will receive an acoustic shield on the side of busy Grochowska Street. Balconies of dozens of apartments for rent will overlook it.

The investor, Antczak Group, is active in the hotel, logistics and residential markets. Grochowska 1 is to be a "good start" of its presence in the PRS segment - institutional rental. Its further development is to be ensured by favorable economic conditions and the socio-political situation, including low taxation and requirements for the standard of premises.

Grochowska 1 is not only a good start for Antczak Group in the PRS segment. It is also a good start for the main street of right bank Warsaw, and a good start for those who will live at Grochowska 1. We want the completed investment to offer not only "living as a service", but above all "good living as a service".

BBGK and SAAW have designed a building with a distinctive green façade. It will be surrounded on all sides by spacious balconies and loggias. The stepped-back, chamfered walls in the corners will match the shape of the plot. The concept calls for the development of 204 apartments and a number of amenities for residents - including a comfortable coworking space, a café and a huge terrace on the top floor. Construction will begin in the second half of 2022.
