This is how Katowice will change. In the first half of August , we wrote about a 130-meter tower that may be built near Spodek and the General Jerzy Ziętek Roundabout. Last week, an open meeting was held for residents of Koszutka and anyone else interested, and today we already know what the skyscraper on Chorzowska Street in Katowice will look like. Konior Studio is responsible for the building’s design. How will it change Katowice’s skyline?

The first reports about the 130-meter-tall skyscraper, which is to be built on Chorzowska Street in Katowice, came from news websites and accounts of a meeting with residents of nearby buildings (via @Nakręcone na Koszutkę), which took place on August 5, 2026. At that time, we learned the basic parameters of the planned building—its intended use, approximate height, and the planned number of apartments and parking spaces, as well as its location, since the skyscraper is to be built on the site of the current Pekao bank branch.

The project sparked opposition from some Koszutka residents and, incidentally, attracted media attention. It didn’t take long for the developer to take action. MTX Development announced and then organized the first public meeting in the “Let’s Talk About Chorzowska 1” series, where specific details were presented about the Chorzowska 1 tower, which is to be built in the very center of Katowice. On the day this article was written, Konior Studio also published renderings of the building. What will Chorzowska 1 look like?

Chorzowska 1, Katowice’s new landmark

The renderings of Chorzowska 1 depict a skyscraper with a balanced form — a cuboid, slender structure with a distinct rhythm of vertical and horizontal divisions, defined by a grid of massive, brick-colored partitions with porous surfaces. Between them, a checkerboard pattern of glazing with proportions close to a square takes shape; large corner glazing sections will further add a sense of lightness. The building will face the center of a nearby roundabout with one of its corners, and its form will be slightly terraced. A small arcade will also be featured in the southeast corner.

According to a rendering shared on social media by Konior Studio, the building will be just over 132 meters tall, slightly shorter than the tallest tower in the .KTW complex on the other side of the General Jerzy Ziętek Roundabout. The building will have 34 above-ground floors, with a total of 332 apartments planned in one-, two-, and three-room layouts. The project also calls for the construction of a three-story underground parking garage and the allocation of three floors for above-ground parking, which will provide a total of 193 parking spaces accessible via two entrances from Michała Grażyńskiego Street.

Height is our ambition; we would like to build a tall building at the Gen. Ziętek Roundabout because we believe it is one of the most ideal locations in Katowice for such a structure. I view this project very positively, as an opportunity for Katowice. We are approaching this location and this endeavor with careful consideration. “I’m delighted that today we can talk and hear what you have to say, because your input will be very important to us as we move forward with the design process,”

POPS on the fifth floor

From the west and north, the skyscraper’s silhouette will rise from a five-story base nearly 17 meters high. At its top will be a terrace where Konior Studio has designed a so-called POPS —or Privately Owned Public Space —with an area of 555 square meters. The POPS will be landscaped with greenery (in the renderings, vegetation also appears on the facades of this part of the building), accessible to residents, and will provide access to commercial spaces. Stairs winding near the southwest corner of Chorzowska 1 will lead up to the terrace. An alternative to the stairs will be a separate elevator, accessible from the plaza in front of the building. According to the developer, the ground floor of the building will also be public, and the total publicly accessible area will be 2,440 square meters.

Last Thursday, August 20, 2026, an open meeting titled“Let’s Talk About Chorzowska 1”was held at the International Congress Center in Katowice, attended by over a hundred people—residents of nearby Koszutka and beyond. The developer, MTX Development, prepared an extensive program that included opportunities to hear the perspectives of people involved in the world of architecture.

The event began with a lecture titled “The Towers and Skyscrapers of Katowice from a Typological and Historical Perspective” by Ryszard Nakonieczny, a specialist in architectural history—particularly Modernist and Silesian architecture—in which the researcher presented his vision of Katowice as a city of skyscrapers. In his argument, he drew on both historical examples—such as church towers, which have shaped Katowice’s skyline for centuries—and more contemporary buildings constructed in the city:

The first skyscrapers of the interwar period were built in Katowice, not in Warsaw. During the Social Modernism period, the area surrounding the DOKP building and the building at Chorzowska 1 took shape as a sort of framework for Korfantego Avenue. The “Corncobs” in the Tysiąclecia Housing Estate and the “Stars” were also built. We have the Ślizgowiec and Stalexport buildings, and very tall buildings such as Altus were constructed in the neighborhood during the Third Republic, along with, among others, the KTW building today. The conclusion is that towers and skyscrapers have always been a manifestation of progress and modernity and constitute a significant element of the city’s cultural landscape

Adrian Krężlik also spoke at the meeting, discussing the environmental and technical aspects of contemporary high-rise development as well as the possibilities for adapting a project to residents’ expectations as early as the conceptual stage.

We’re talking about building for the next 50, 80, and 100 years. Therefore, we’re looking for solutions that will reduce the number of air-conditioning systems; we’re seeking ways to ensure the building doesn’t release too much air or heat, and that it cools and improves the immediate surroundings. We’re also considering which materials would be best for constructing this tower so that it’s environmentally friendly

The investor’s ambitions were also reflected in the presentation by Władka Kijewska, an urban planner and doctoral student at the Faculty of Architecture of the Warsaw University of Technology, who discussed the potential of POPS, that is, the space planned for a publicly accessible terrace on the fifth floor of the skyscraper to be built on Chorzowska Street in Katowice. She assured the audience that the ideas of local residents would be taken into account during the planning of this space. The meeting was also attended by, among others, Tomasz Sobolewski, a representative of MTX Development, and architecture popularizer Paweł Harat.

However, the most important and eagerly awaited part was undoubtedly the presentation by Tomasz Konior, the designer of the Chorzowska 1 building, during which the architect discussed the concept behind the skyscraper. During the presentation, numerous questions were asked by residents; according to the developer, some of them were submitted via email, while others were asked from the audience during the presentation itself. Two surveys were conducted, and in response to concerns regarding shading of the nearby building on Michała Grażyńskiego Street, a sunlight analysis was presented.

We would like the view from the neighbors’ windows, the quality of the architecture, the environmental impact, accessibility, and the multifunctionality of this space to be aspects that become assets rather than drawbacks. That is why we will continue to analyze possible solutions, draw conclusions, listen to you, take your input into account wherever possible, and design this space as best as we can, based on best practices

According to media reports, as well as an account from the @Nakręcone na Koszutkę profile, the meeting did not go smoothly, however; mediation was required, and Ryszard Nakonieczny’s speech was interrupted.

This is just the first of the meetings planned by the developer—the next one will take place on September 15, again at the International Congress Center. The topics will focus on users and mobility—issues of particular importance in light of residents’ recurring concerns about increased traffic and a lack of parking spaces. The dialogue will also address issues raised during the previous meeting. The conclusions from the August presentation will be posted on the official Chorzowska 1 project website.

[...] We want to create architecture that will complement the Katowice skyline and bring lasting spatial and social value. This requires knowledge, responsibility, dialogue, and courage. We are continuing the dialogue and thank you for all the feedback we’ve received so far. We invite you to the next meeting on September 15, 2026, right next door—at the International Congress Center. We’ll discuss mobility: car traffic, parking, pedestrian and bicycle traffic, and public transportation.

Before the skyscraper at 1 Chorzowska Street reaches the skies above Katowice, developers and designers will have a long road ahead—regardless of the outcome of the dialogue, the city must first establish the zoning conditions for the planned project. Then, design work will continue, and the developer will be able to apply for a building permit.
