Smart technologies are increasingly present in the real estate market. Until recently, they were reserved for modern office buildings and a handful of residential developments. Today, they are increasingly becoming standard in the residential market. An example is the latest cooperation between Blue Bolt - a provider of modern building and apartment access systems - and developer ATAL on the following Katowice developments: ATAL Sky+ and ATAL Olimpijska.

Digital solutions have ceased to be an add-on that raises the prestige of an investment - they are increasingly determining the daily experience of residents and the quality of use of common spaces, and are consequently becoming a real differentiator of modern housing estates and a competitive advantage for developers. This is also a response to the growing expectations of residents and the changes that are taking place in the way residential buildings are designed and used. The quality and reception of common spaces is determined not only by the design of the rooms, but also by the technologies that are used there. The application that Blue Bolt has developed allows, in addition to remote door opening, granting access to guests, reporting defects and booking rooms via a smartphone or smart watch. Among the developers implementing such a solution in their new developments is ATAL, with which Blue Bolt has been working for several years.
We started our cooperation with ATAL in 2021 at the Katowice facility, located at 30 Sokolska Street, where electronic access to the building was used. Our solutions were rated so highly that it opened the way for us to cooperate on the developer's next investments, including the newest ones - ATAL Sky+ and ATAL Olimpijska in Katowice," says Maciej Grabowski, founder of Blue Bolt.
We are committed to making sure that technology really improves the comfort of everyday life, and is not just an additional slogan in marketing materials, says Agnieszka Majkusiak, general director of sales and marketing at ATAL. - That's why in the ATAL Sky+ and ATAL Olimpijska investments in Katowice we offer residents an application to handle access based on the Blue Bolt platform, but this time we decided to go a step further and our customers in these buildings will be able to take advantage of several additional options. We are convinced that such solutions will soon become a market standard, and the processes related to the use of common areas will become increasingly automated and intuitive," he stresses.
In the Olimpijska development, the Blue Bolt application will offer an expanded range of functions - including not only elevator and parking operation, but also new solutions related to occupant health and safety. For the first time, the system will support the management of access to the rooftop terrace of the 35-story building, where there is a limit on the number of people. Thanks to the app, residents will be able to see in real time how many people are currently on the terrace - and decide whether it's still possible to enter there or hope for a more intimate space.

Worth noting - the line between the office and residential segments is clearly blurring. Housing estates are increasingly incorporating features known from modern commercial buildings, which require an automated and intuitive access system.
Our technology works in both newly constructed projects and existing facilities. We are increasingly being approached by administrators of developments that are only two or three years old, but already need an improved system for organizing common spaces. This shows how quickly users' expectations are changing," adds Maciej Grabowski.
Blue Bolt offers residents free movement around buildings using a smartphone or smartwatch, eliminating the need to carry keys, cards and remote controls. The system automatically recognizes the user as they approach the entrance, and in buildings equipped with the appropriate modules, it activates the elevator and selects the default floor. An equally important part of the technology is the ability to reserve common spaces in the app, eliminating paper schedules and the need to involve security or an administrator. In garages, access is also via Apple CarPlay or Android Auto, allowing drivers to open the gate without a special remote control.
The feedback we receive from property managers using the platform confirms that the implementation of the system organizes operational processes - reduces the number of technical requests, makes it easier to grant and receive access, and improves communication directly with and between residents. For users, convenience, fewer barriers and a sense of control over the spaces they use are key, adds Nikolai Jedryczka, chief operating officer at Blue Bolt.
As a result, the system is increasingly being taken into account already at the design stage of an investment. Thanks to its broad functionality, Blue Bolt is increasingly becoming a standard feature in development projects of various segments - from modernized projects, to popular estates, to newer premium developments, which take care of the resident's high level of service not only in terms of finishing, but also in terms of technology. Thanks to the flexibility and various features available in Blue Bolt, it is implemented in different classes of facilities.
