The pressure makes sense. After the design for a new development on Wodopój Street in Gdansk's Old Town, presented last year, was met with harsh criticism, the developer has prepared a new concept. The author is the Rayss Group studio.
We wrote about the controversial project on Wodopój Street in the Old Town in Gdansk last April. The development, which is being prepared by the developer Moderna, was to rise to a height of 30 meters (9 floors above ground and one underground). The building, designed by the Tri-City studio Wolski Architekci, was planned to include 72 apartments and 4 commercial units. However, it was not the function, but the combination of the glass modern block with the historicizing tenements that caused the discussion. One can guess that the previous Pomeranian conservationist Igor Strzok, who was a proponent of historicizing forms, had a big influence on that project.

The end result was that Moderna, in consultation with the Office of the City Architect, prepared a new - architecturally more contemporary - design. The building will include 86 apartments and 4 commercial units on the first floor and 11 on the second floor. On the facade: natural brick, brick-like façade tiles and aluminum.

Green light for new project
- The new building has a modern, original form, but also corresponds thematically and stylistically with the nearby buildings. In addition, the investment will bring spatial order to the area, thanks to which the walking passage along the Radunia Canal will gain greater exposure, comments Prof. Piotr Lorens, Architect of the City of Gdansk.

- The plot of land on Wodopój Street is characterized by an atypical shape and diverse buildings, so we were keen to develop a well-thought-out architectural concept. The revision of the project was positively received by the Provincial Conservator of Monuments, as well as the Architect of the City of Gdansk, with whom we were in constant contact during the course of the works," says Adam Malaczek, CEO of Moderna Holding.

Greenery to break up monotony
Lukasz Rayss, chief architect of Moderna Holding, explains that the vision for the Waterhole is based on the principle of unity.
- Despite the clear cut, architectural motifs intermingle and unite the mass, especially where the course of the historic street has been recreated. I wanted passersby to feel the contemporary classic while walking along the building. The detail and material draws from Gdansk architecture, the NOT building, and tries to establish an architectural relationship with it. The distinctive color scheme is also a deliberate effort to break up the monotony of the red brick (the green refers to the patina of the roofs) and an attempt to tame the tall building, says Lukasz Rayss.

The investor announces that in addition to the investment on Wodopój Street, two tenement houses on Mniszki Street and Brygidki Street will be thoroughly renovated. Both buildings will be consolidated, and the interiors will include apartments. The historic character of the buildings: staircases, historic windows, and fragments of walls with a half-timbered structure are to be preserved.
