Can a modern housing estate be green and resident-friendly? The project of a multi-family residential complex in Olkusz - OMO Estate was created by {tag:studenci} of Wydział Architektury Politechniki Śląskiej under the supervision of Prof. Grzegorz Nawrot.

The project includes a complex of residential buildings located in the center of Olkusz, less than a kilometer from the Town Square, at the junction of Centralna and Rabsztyńska Streets. Nevertheless, the selected plot has direct access to a pond and borders a forest, and its surroundings are exceptionally attractive in landscape terms, covered with marshy vegetation such as calamus rushes.

The estate's buildings fit harmoniously into their surroundings. Their solids with a triangular cross-section correspond to the grassy ground. Each of the six buildings has been appropriately rotated with respect to the sides of the world to ensure maximum access to daylight and open up views of the surrounding greenery.

The author also thought through a solution to cope with the problematic wetland area of the plot and placed the buildings on stilts. She tucked the estate's car traffic underground, and instead of roads on the surface, she laid out paths to promote pedestrian and bicycle traffic.

The designed slab-and-column, monolithic reinforced concrete structure consists of five above-ground floors and one underground floor. Their facade is fully glazed to provide unobstructed views of the landscape from within. The designer also took care to maintain the privacy of the residents by planning a system of interior roller shutters.

Two-, three- and five-room apartments are available at the OMO Estate, while the top floors of the buildings also include three-story penthouses with a terrace and mezzanine. Residents also have access to private gardens.

Modern technologies and ecological solutions used by the project's designer include a green roof, which aids rainwater retention. It also acts as thermal insulation and increases the proportion of biologically active area. Vertical gardens covering the facade also help improve air quality. Besides, the author designed tanks on the estate to collect rainwater, which can then be used as gray water.

"Apartments for couples, families, multi-generational families, as well as multi-level apartments are the result of a wide range of offerings created with the needs of users in mind. The pandemic years have shown how important open spaces are, i.e. terraces, balconies, green gardens above all in multi-story residential buildings. Paying attention to this aspect on the upper floors, it was decided to design spacious terraces for personal arrangement, while those investing in first floor apartments received an alternative in the form of private gardens." - explains the author.

The OMO estate was designed with a conscious sensitivity to details that make residents' lives more pleasant, while respecting the surrounding greenery.
