Alfa Centrum is disappearing from the landscape of Gdansk. The mall will be replaced by 700 apartments

The fate of Alfa Centrum on Kołobrzeska Street in Gdansk is a foregone conclusion - another shopping center will disappear from the city map. After nearly 25 years of operation, the mall will be demolished and replaced by a residential and commercial development. The new owner announces the construction of as many as 700 apartments.

The fact that the shopping center , built in 2002 on Kołobrzeska Street in Gdansk's Przymorze district, is facing demolition has been rumored for several years. The matter has been of concern to residents, Alfa Centrum is regarded as a rather intimate center. It houses more than 70 retail and service outlets, including the Helios cinema.

Now things have taken a turn for the better. The property has been bought by developer Euro Styl and announces that it will demolish the mall and erect a residential development with services in its place. The project calls for as many as 700 apartments.

The investor already has an environmental decision and zoning conditions, the start of construction seems to be just a formality. According to the WZK issued, the existing underground floors housing the garage halls will be preserved.

After structural reinforcements are made, new above-ground buildings will "grow" on this basis. One of the important assumptions and at the same time clearly defined requirements is a large share of service areas - they are to constitute 30% of the usable area of the ground floor. In the front part of the development, services will be located on two levels (0 and +1). A significant part of the development will thus be open - it will be a space that also "invites" local residents to use the service offer and spend time there, Euro Styl points out.

The height of the development will vary: at the lowest point (on the side of Krynicka Street) it will be 6 floors, and at the highest - 12 floors.

Euro Styl announces that the designed spaces between the blocks will become green public courtyards, opening towards Kolobrzeska Street. However, the presented project is a concept. Euro Styl is currently at the stage of selecting the final architectural firm.

Alfa Centrum is another shopping mall planned for demolition. At the end of 2024, an application for demolition was submitted by the owner of the Manhattan Mall, built in 2004. The Futureal Group at Grunwaldzka Avenue is planning apartments and services. We wrote more about these plans here.
