The design of a multi-family development that responds to the needs of cities changing with climate change was created by Damian Dominiczak of Politechnika Bydgoska as part of his engineering thesis, which he devoted to the urban planning concept of one of Bydgoszcz's districts. The work was created under the supervision of Dr. Iga Grześkow.

The designed residential blocks were located in Bydgoszcz, in the Jachcice district, as part of the author's urban development vision. The basic design premise is based on CLT glulam building construction .

self-sufficient residential block?

The building has 4 above-ground floors with 21 apartments and one underground floor, intended for storage rooms, technical rooms and parking. The building offers more than just apartments - space for 2 commercial units is also planned on the first floor level. The apartments designed there have mezzanine floors and access to individual gardens.

The body of the building combinesfeatures of traditional construction with modern solutions. Some of the roofs are flat and covered with greenery, while pitched gabled roofs adhere to them. This is not just an aesthetic treatment, but also a functional one - on the sloping roofs the installation of solar panels is planned, so they are designed on the south and west sides, exposed to the sun. On flat roofs, plantings of shrubs and low trees have been designed, as well as terraces accessible to residents.

Other environmentally friendly technologies designed into the residential blocks include a roof drainage system that allows rainwater to be reused as gray water, such as for flushing toilets.

The project's structure was made of solid laminated and cross-laminated timber, i.e. CLT technology, which is not only characterized by high fire resistance - its primary advantage is significantly lower carbon dioxide emissions into the atmosphere during the building's erection compared to masonry and concrete technologies. These the author used only in the underground storey, however, opting for precast reinforced concrete and lime-sand blocks. The facade is complemented by brick and tin finishes.

The design of the building's interior was preceded by a survey conducted among various communities via social media. Based on its results, the author decided on specific design solutions that meet the modern needs of society. Therefore, in the designed apartments the rooms are spacious and multifunctional, specific zones are separated only by light partitions.

The buildings will not lack storage cells, which serve as additional storage space. Each apartment has access to a balcony, whether terraced or rooftop, or a garden on the first floor, and windows throughout the building are high to let in as much natural light as possible.

The design of the residential blocks is part of Damian Dominiczak's engineering work, in which he developed an urban planning concept for the Jachcice district in Bydgoszcz. It is based on ecological assumptions, and its creation was preceded by an extensive analysis of pro-environmental solutions used in urban agglomerations of various sizes around the world. In the designed estate plan, residential blocks are located in specific quarters. They are surrounded by green areas and spaces that allow for social integration.
