Olivia Business Centre

Olivia Prime is part of the Olivia Business Center complex located in the Tri-City area. It is the largest business center in northern Poland - its expansion has been going on continuously since 2010. So far the following office buildings belong to it: Olivia Gate, Olivia Point, Olivia Tower, Olivia Four, Olivia Six, Prime A, Olivia Star, and now Prime B joins them.

Olivia Prime B complements the Olivia Prime A office building - together they form the third largest office building in Poland. We wrote about the interiors of the office building in the text: This is what a modern "playground" for adults looks like!
Olivia Prime were designed in the spirit of biophilic design. This makes the building employee-friendly. Also contributing to this is its peculiar bipartite shape, which allows its users the possibility of intimate meetings and comfort, which are found more often in smaller buildings of this type. The architectural studio {tag:Studio} is responsible for the design of Olivia Prime.

Olivia Prime A

Part of Prime A won the prestigious Europa Property CEE Investment Awards in the "Office Project" category (2018), as well as a BREEAM International New Construction Interim certificate with an Excellent rating.

The building has 2 loggias, 2 roof terraces, galleries on three levels and 8 elevators. The reception desk is open 24 hours a day, seven days a week. There is also monitoring, individual utility meters, access control and air conditioning. The building has also been provided with, among other things, 2 independent power sources, advanced systems to reduce energy and utility costs, motion-controlled lighting, structural and electrical wiring, and smoke, and heat detectors.

Olivia Prime B

Olivia Prime B has received a BREEAM certification, meeting 81.5% of the requirements of the international green building certification system. This is the highest score among certified buildings in the Tri-City.

The building consists of 15 floors above ground and three underground, and is a smaller twin paired with Prime A. It is located on the central traffic axis of the Tri-City in the Oliwa district of Gdansk.

functionality first

The main structure of the building was designed using reinforced concrete technology. The building has a skeletal structure of floor slabs supported by perimeter and interior beams and columns and monolithic walls of the communication core. The above-ground part is designed in the form of an L-shape, one segment of which is adjacent to the Prime A investment. It is a natural extension of the frontage on the north side. A service function is planned for the first floor of the building. Office and service function is planned on floors 01, 02 and 03 , with office function from floor 04 to floor 14. Above the 14th floor there will be a technical zone.

Thanks to modern solutions, Olivia Prime is energy secure. It is powered from 3 independent sources, and has also been equipped with a set of generator sets and internal power lines between buildings, allowing the entire building to be powered during external power outages. Olivia Prime also has emergency running water tanks. The solutions introduced, including a contactless system for entering the building and calling the elevator, ensure safety also on epidemiological grounds.

Sea view from office windows

There are only 4 buildings in Poland, including Prime, with all-glass, ventilated triple-glazed facades. As a result, the interiors of the building are well lit, which positively affects the work of its users. There are 2 loggias on each floor - 19 in total - and 6 terraces - two large and four small. The view from two of them extends to... the sea. The terraces at the very top are available to all employees for their relaxation and rest. Throughout the Olivia Business Center complex, it is possible to open facade windows. This solution provides employees with optimal working conditions.

The façade of Olivia Pime B is in a way a negative of Prime A, it is woven from modules enclosed in frames of anodized aluminum cladding, with each module containing two fixed fields and one opening window. Accents in the facade are glass bays - in the form of scaled cladding panels. On the roof (floor 16) - a green terrace accessible to employees. Prime A with Prime B is connected by a 13-story connector, which also features a terrace between the taller blocks of Prime A and B.
