HAI house project

The house is located on a small plot of land in Warsaw's Wilanów district, in close proximity to the historic palace complex and park. The plot is adjacent to high-intensity single-family developments.

The front part of the building - is a two-story block covered with a gable roof, referring in height and geometry to the neighboring buildings. The facades of this part of the building were designed as plastered and painted white. Great attention was paid to the repetitive detail of the window with a glass corner and an openable wooden part.

The garden pavilion with an indoor pool is a single-story, heavily glazed, wood-finished block with a green roof. The front part is characterized by simplicity and urban character, while the garden part is designed as a light pavilion blending into the greenery of the garden.

Location on the plot

On the southeast side, the building is the last in the row of terraced houses, adjacent to the neighbor in a sharp boundary. With its southwest facade, it opens up to the garden and the sun. Due to the short distances from the existing neighboring buildings, the northwest wall and the southeast wall will have to be designed as fire separation walls. The location of the building in the middle part of the plot, parallel to the borders optimally takes advantage of all the conditions of the plot and meets the needs of the users.

Body

The building consists of two parts: the main part on the street side and the garden pavilion. The front part - is a two-story block covered with a gable roof, referring in height and geometry to the neighboring buildings. The garden pavilion is a low, single-story block with a flat roof covered with sedum mats blending into the garden greenery. At the junction between the front part and the pavilion appear two patios-from the garden and from the side of the neighboring plot.

Functional layout

The first floor of the building has been dedicated to the living area - through the entrance hall we enter the central part of the building, which consists of the common space of the dining room, kitchen and living room. Also located on the first floor is a TV room, accessible from the living room, whose windows overlook the patio, and a master bedroom with a bathroom and dressing room.

From the living room, passing a large window overlooking the green patio, one can walk to the pool pavilion. It is separated from the garden by a glass wall and a strip of glass roof. The first floor is occupied by two children's bedrooms, their bathroom, a study, a technical/auxiliary room and a common playroom in the form of open space.

Facades and materials

The facades of the front part of the building were designed as plastered and painted white. Great attention was paid to the repetitive detail of the window, which forms a large glazing with profiles hidden in the frame. The entire frame gently extends in front of the wall surface. The glazed parts of the window are non-openable, openable are the solid parts set deep into the frame. The recess is supplemented by a strip of glazing joined on a glass-to-glass basis, making all windows gain glass corners.

The pitched roofs are designed to be covered with standing seam metal sheets in light gray. The pool pavilion is designed as a light, heavily glazed block, finished with a facade of wooden laths. Windows in this part of the building reach the attic. The flat roof over the pool was designed as a green roof covered with sedum mats.

The body of the building is characterized by simplicity, the juxtaposition of smooth white planes with large glazing, which create a repetitive and characteristic detail of the project. The front part is characterized by its urban character, the garden part is designed as a horizontal, light, heavily glazed form.
