Are you planning to sell your house or apartment? According to the building law, you must have an energy performance certificate. We suggest what this document is and how to obtain it.

Energy performance certificate – what is it?

Energy performance certificate of a building is an energy certificate. This document contains information about the property's energy requirements for heating, ventilation, cooling, lighting and hot water preparation. The data is presented in the form of an energy class and provides an approximate indication of annual energy requirements. The document also includes recommendations for improving the energy efficiency of the building.

How to get an energy certificate?

To get a certificate, you need to conduct an energy audit. A certified auditor makes a site visit, analyzes heating systems, ventilation, types of insulation, window and door frames. Then he produces a document with an energy efficiency rating. The document is valid for 10 years and costs from PLN 500 to over PLN 1,000.

Heating – a key aspect affecting property value

Accordingly, the type of heating has a big impact on the price of a property. More and more money has to be paid for houses heated with a heat pump. For a square meter of such a property in January you had to pay an average of nearly PLN 6.9 thousand (+10% y/y) in the development market and more than PLN 7.6 thousand in the secondary market. A similar level of price increases can be observed in the case of properties powered by gas stoves (+12% y/y), which in January cost an average of about PLN 7.1 thousand/sqm. Slightly less, by approx. 10% more expensive over the year were homes with fireplace heating (about PLN 7 thousand/sqm). Compared to last year, the prices of properties with coal stoves (+8%), considered the least ecological solution, also increased. However, it is worth noting that they were in January by approx. PLN 2,500/sqm cheaper than homes with gas heating and about PLN 2,300/sqm cheaper than homes with heat pumps. However, the highest average prices per sq. m. are achieved by houses heated from municipal networks. In January it was approx. PLN 7.7 thousand/sqm.
