River house project

The building was designed on a very long and relatively narrow plot of land, gently sloping from the local road to the shore of the Bzura River. However, such a picturesque location has its limitations. Due to the risk of flooding, the Local Plan allows development only in the roadside strip, elevated above the so-called 100-year water level, with no possibility of basements.

The investors' intention was to create a residence for a multi-generational family. A house that would be bright, give a sense of space, open to the river and the surrounding greenery. A house in which each household member would have room to pursue their passions.

In order to realize these expectations, take into account the requirements of the Plan and at the same time fit into the local scale of development, the body was broken into three independent buildings with pitched roofs, connected by a flat one-story connector. In the northern part of the plot were placed economic and technical functions with a spacious, four-car garage. The southern part was provided for a block with a living room, dining room and study, while the part housing the householder's bedrooms was located on the eastern side of the plot. Connecting the three modules, the single-story pavilion contains an entrance area, a dressing room, a pantry and a kitchen. This layout allows to ensure optimal sunlight in the interiors, as well as a view of the river from the living area of the building and from all the bedrooms.

In each of the three blocks, the attic space was used in different ways. In the block with a living area, a two-story high living and dining room was proposed. Mezzanine floors have been added to the sleeping area of the house, and a large recreation room has been provided above the garage.

The development around the buildings consists of low slopes, small patios and a spacious terrace with an outdoor pool. Extensive glazing visually enlarges the interiors and provides a link to the surrounding proud garden and terrace. All windows are equipped with external mobile blinds allowing to control the sunlight in the interiors and their level of intimacy.

The exterior architecture is defined by calm volumes and noble, natural finishing materials. Slate cladding is proposed on the roofs and facades parallel to the ridge, and Siberian larch wood facades on the gable facades.
